“Study Reveals Most Affordable UK Cities for Single Homebuyers”

The latest study by Zoopla has uncovered the most affordable cities and boroughs in the UK for single individuals looking to purchase property. Sunderland emerged as the most cost-effective city in England, with average monthly mortgage payments amounting to just £408, representing 17% of the typical monthly salary of £28,600.

Havering in London was identified as the most budget-friendly borough, where a one or two-bedroom home averages £305,200, approximately 7.3 times the average earnings of £41,600 for a single buyer. In Scotland, Aberdeen was highlighted as the most affordable location for single buyers, with average monthly mortgage payments totaling £438 based on an average property value of £114,700.

Swansea claimed the title of the most economical place in Wales, with an average property price of £149,000 and typical monthly mortgage payments of £569. Zoopla noted that purchasing a house as a single individual is more challenging due to lenders assessing affordability based on a single income rather than a dual income.

The analysis focused on prices of smaller homes with one or two bedrooms in comparison to average incomes for single earners. Single buyers constitute around 39% of first-time property purchases, according to Zoopla. Richard Donnell, executive director at Zoopla, emphasized the increasing feasibility of owning a home independently, driven by rising incomes and lower mortgage rates.

Donnell advised singles to research mortgage affordability options tailored for individuals and consider alternative locations when making purchasing decisions. He emphasized the importance of selecting the right area and property size, highlighting that buying as a singleton is a viable option.
